INSTRUCTIONS FOR USE:
Step 1
Once you have identified a property of interest, enter the relevant details you want to keep track of.
Step 2
Update all the cells in red with relevant cost, financing, and projected monthly rent.
Step 3
Enter total projected expenses for the property (red) – these are annual projections.
Step 4
Analyze the results of your work:
The important return values (Debt Coverage Ration, Cash Flow, CAP Rate, Cash-on-Cash Return and Total Return) are the main focus when determining if the property is worth the investment.
CAP RATE – recommended 6% return or higher
CR = NOI/Property value (purchase price)
Cash on Cash return – recommended 10% or higher
CCR = Annual cash flow/down payment + upfront expenses
Debt Coverage Ratio – recommended > 1.2 or 120%
DCR = NOI / Annual Debt service
